3. Appointment of Executive (2025–2026)

  • President — Gary Biasini

  • Treasurer — Ralph Bullis (1 previous year)
  • Secretary — Doug Lewis (2 previous years)

4. Review and approval of AGM Minutes (May 27, 2025 AGM Meeting)

Approved.
Motion by Bill Teeple, second by Leon Pfeiffer to accept the minutes — motion passed.

5. Treasurer’s Report

  • Revenue of $71,121 vs. Budget of $68,711
  • Bank balance as of October 13, 2025: $40,554.87

6. Administrator’s Report

Three homeowners have not paid 2024–2025 HOA fees.
Interest and legal fees will be added.

7. New Business

A. Eagle Ridge Point — responsibility for fence maintenance

The Board will contact Eagle Ridge Point representative to advise that ERHA is responsible for the exterior portion of the fence.

B. Yard maintenance — ERHA’s response

Emails have been sent to homeowners regarding yard maintenance after complaints were received.

A newsletter will be sent about yard maintenance and upcoming yard waste collection by the City.

C. Purchase of a $10,000 GIC for Reserve Fund

Motion by Bill Teeple, second by Leon Pfeiffer — motion passed.

D. Christmas lights

Christmas lights to be illuminated.

8. Existing Matters

A. Reserve Fund Study

Invoice for the Reserve Fund Study has been paid.

B. Fence maintenance update (2025 and 2026)

Walkway from Heffernan Drive to Henson Close and intersecting paths to Heavener Bay and Hewgill Place will be addressed next summer.
