Motion to accept the Treasurer’s Report by Bob, second by Ralph, and passed.

5. Administrator’s Report

6. Matters considered and approved since AGM

A. Allocation of $13,000.00 from the budgeted $15,500 for Reserve Fund allocation for maintenance and repair of fence
(Passed 5 in favour and one abstention — Doug)

B. Allocation of $430.00 US for purchase of 100 fence post caps
(Passed)

8. New Business

A. Response to request to maintain “islands”

  • Proposal by MAX — to do the cleanup and maintenance next year estimated at $3,000.00
  • Motion to do cleanup this year and start maintenance next year
    (Motion by Leon, seconded by Ralph, and passed)

B. Response to concerns about garden boxes

Letter to complainant asking them to review bylaws and advise which bylaws they believe are being contravened because the Board is not sure what steps can be taken.

C. Response to Eagle Ridge Pointe about appropriate roofing materials

Meeting with representatives from Eagle Ridge Point:

  • Catherine Beck
  • Gord Beck
  • Larry Severin

Presentation on behalf of the Roofing Committee

  • 24 houses
  • Three styles presented — vote by homeowners
  • Roofing material selected: Malarkey’s Windsor Scotchguard Designer Shingles
  • Asphalt with infusion of rubber and plastic polymers
  • High-profile tiles replicating shakes
  • Every unit will have the same roofing material
  • Likely replaced over the next 10 years (as needed)

Motion by Bill to open discussion about the Eagle Ridge Pointe proposal, second by Ralph.

D. Audit

Audit has not yet been completed

E. Motion to forward approval letter to Eagle Ridge Point confirming roofing material approval

Letter to state:

  • Product manufacture name: Malarkey
  • Product colour: Heather
  • Roof material: Polymer modified (SBS Rubberized) Asphalt
  • Examples can be seen at Kewick on the River and The Banks
  • Warranty: 35 years

All units in Eagle Ridge Point must replace roofs with this product when roofing is done.
No other roofing material is permitted.

Permission granted acknowledging ERHA bylaws prohibit asphalt roofing and that this exception applies only to Eagle Ridge Point at this time.
