2024 Annual General Meeting
Wednesday May 30, 2024 – Riverbend Library, 7:00 PM

1. Call to Order

Meeting called to order at 7:01 PM by Leon Pfeiffer.

2. Acknowledgement of Proxies and Attendees

  • 14 homeowners represented in person, 9 proxies verified.
  • Motion by Cathy Fuhr, seconded by Bob Forgie; motion carried.

3. Approval of 2023 AGM Minutes

  • Motion moved by Cathy Fuhr, seconded by Nancy Muzyka; motion carried.

4. President’s Report – Review of 2023–2024 Activities (by Leon Pfeiffer)

A. Board managing the budget to maximize benefits to homeowners while maintaining current fees.
B. Fence maintenance remains the biggest challenge. $6,500 diverted to retrofit fences behind Eagle Ridge Pointe and Eagle Ridge Place to prevent deer impalement.
C. Architectural guidelines – questions can be submitted to the Board. New roofing materials approved.
D. Issues with vehicles/RVs parked on homeowners’ property. Board hopes for voluntary compliance out of courtesy to neighbors.
E. Henderson Park – discussions ongoing about possible school (K–6), no decision made yet.
F. Community garden boxes planned: permanent boxes in Haddow and Henderson Parks (starting at 24 each, expanding to 48). Temporary pop-up boxes currently in place.

6. Treasurer’s Report (2023 Results / 2024 Budget / Reserve Fund Update) – Nancy Muzyka

A. Four homeowners remain outstanding on dues; reminder letters sent. Nonpayment will be referred to collections.
B. 2023 Budget:

  • Projected revenue: $66,250; Actual: $67,860
  • Projected expenses: $58,850; Actual: $39,679
  • Reserve Fund Allocation: $20,000 (dues) + $10,112 (interest) = $30,112
    C. 2024 Budget (excluding Reserve Fund):
  • Revenues: $71,250 (Fees $66,250; Interest $5,000 est.)
  • Expenses: $55,750 (Ground Maintenance $21,000; Tower Repair $2,000; Lighting $1,000; Fence Maintenance $9,450; Reserve Study $2,500; Insurance $5,800; Administration $3,000; Banking $150; Office Supplies $500; Meetings $250; Internet $2,500; Utilities $4,400; Legal $2,000; Professional Fees $700; Other $500)
  • Expected Reserve Fund allocation: $15,500. Current fund: $286,906.59.
    D. Invoices for 2025 dues will be issued Dec. 1, 2024 (due Jan. 1, 2025).
    E. Motion to accept 2023 Treasurer’s Report (moved by Bob Forgie, seconded by Ralph Bullis); carried.
    F. Motion to accept 2024 Budget (moved by Cathy Fuhr, seconded by Ralph Bullis); carried.

7. New Business

A. Ongoing discussion: fence maintenance responsibility (exterior vs. interior; Association vs. homeowner).
B. Neighbourhood Watch initiative: door-to-door visits to encourage participation and reporting of unusual activity (more reports = increased police presence).

8. Board Nominations & Election

  • Nancy Muzyka stepped down; Cathy Fuhr previously stepped down.
  • Continuing members: Leon Pfeiffer, Gary Biasini, Bill Teeple, Bob Forgie, Doug Lewis.
  • New: Ralph Bullis agreed to join the Board. Motion to approve (moved by Bill Teeple, seconded by Cathy Fuhr); carried.
  • One Board position remains vacant – volunteers sought.
