1. Review and approval of Minutes from February 7, 2024 meeting (Billmoved that the Minutes from February 7, 2024 be accepted and circulated- second by Bob and passed)

2. Treasurer’s Report and 2024 Budget

  • Reviewed expenses to date - $3,637.00
  • Bank balance as of February 29, 2024 - $72,997.52
  • Review GIC statement from December 31, 2023 - Information and files forward to Nola McKay for audit-2024 Budget based on $250.00 HOA fee (Reserve Fund is likely inadequate given the potential work required to maintain the fence)

3. Administrator’s Report

  • 90% of homeowners have remitted payment of fees
  • 25 homeowners outstanding ($6,830 including fees and interest)
  • Collection of arrears will be referred to lawyer for two homeowners who are two years in arrears.

4. Existing Matters

A. Bylaw Review:

  • Clarity of who owns the fence and who has responsibility for maintenance (question whether there is an easement allowing the HOA access to the fence)
  • What input is needed from the owners if a decision is made to replace the fence
  • Gary will review the issues and if needed Gary will identify a lawyer who can review the bylaws

B. AGM:

  • Nancy is hoping to book the Riverbend Library for the last week of May

C. Reserve Fund:

  • To be considered at an upcoming meeting (Leon will updatethe status of the Reserve Fund)

D. Retrofit of fence at Eagle Ridge Pointe and Eagle Ridge Place:

  • Bob suggesting the cost to retrofit the fence is about $6,000 (not including the painting). Discussions have occurred with the painters about the cost of the painting and how the painting should be done - onsite or off site)
  • A quote from the painters required before any decision is made about the work to be done
  • Bob to prepare an outline of the approach and potential cost so a decision can be made.
